Why this work exists

Leasing administration applications sit between the lease contract and the decision to fund or renew. When residual pages, fee summaries, or early-termination logs drift from the signed terms, credit committees inherit quiet risk. We started Data Query Flow to give lessors and finance teams in Thailand a dedicated review of those packs — not a general accounting product line, and not a software offering.

Origin

The practice grew out of repeated fieldwork in Northern Thailand and Bangkok desks where lease administrators were asked to assemble application files under tight committee calendars. Practitioners saw the same pattern: strong commercial intent, incomplete schedule attachments, and residual policies cited but not rolled forward. Opening a focused audit practice made that pattern the full job, not a side task.

How we work

People

Engagements are led by auditors who have spent years inside lease administration packs — vehicle fleets, medical equipment lines, and property-linked hire arrangements. We keep the team small so the person who scopes the work is the person who signs the findings letter.

Relationship with clients

We work for the party that commissions the review: often the lessor’s finance function, sometimes counsel preparing a dispute file, occasionally a lessee’s treasury desk checking what was submitted in their name. Independence rules for the engagement are stated in the letter before fieldwork begins.

Thailand context

Our office is at Level 7, 37 Nimmanahaeminda Road, Chiang Mai 50200. Much of the document work is remote; fieldwork visits are arranged across Thailand when original files or wet-ink schedules need to be sighted.
