1. Inquiry and scoping call

You share asset class, contract count, and target committee date. We confirm whether a full audit, dossier review, or reconciliation fits — and flag independence or conflict checks.

2. Engagement letter and deposit

Scope, fee, timeline, and document list are written into the letter. A 30% deposit holds the fieldwork window.

3. Document intake

Administration application, lease agreements, payment and residual schedules, early-termination logs, and prior review notes arrive by secure transfer. We confirm completeness before the clock starts on fieldwork.

4. Examination

We reconcile figures to source terms, test residual roll-forwards, and note covenant or fee mismatches. Questions go to your named contact; unanswered items appear in the findings as limitations.

5. Findings letter and walkthrough

Blocking items, advisory notes, and observations are ranked. We walk your team through the letter and, if commissioned, schedule remediation sessions.

What you prepare

A single index of files beats a scattered email chain. Label schedules with the contract IDs used in the administration application. If Thai and English versions both exist, state which governs.

Where work happens

Desktop review is standard from our Chiang Mai office. Onsite days are arranged when original working papers or wet-ink annexes must be sighted. Hybrid engagements are common for Bangkok portfolios.
